Here's something that surprises a lot of people, Banks treat new builds more favourably under RBNZ LVR restrictions, which can mean you need less deposit than you'd expect.

Three types of new build contracts -  and why it matters which one you sign

The type of contract you sign has a bigger impact than most people realise. It affects your deposit, when interest starts, and what happens if something changes along the way. Here's what you need to know about each one.

Turn Key

You pay nothing until your home is completed and has Code of Compliance. It's the simplest option with the fewest surprises.

Fixed price with progress payments 

Your loan gets drawn down in stages as the build moves forward - foundation, frame, lock-up, fit-out, and completion. Your repayments increase as each stage is reached. We keep an eye on the timing and make sure funds get to your builder on time.

Off the plan

You buy based on builders’ plans. Pre-approval is essential before you sign anything. We'll make sure you know what you're committing to.

Questions we get asked alot

If you're a first home buyer, there's a good chance you can put most of your KiwiSaver savings towards your deposit. You'll generally need to have been a member for at least three years, and your provider will have their own eligibility criteria. It's worth checking your balance sooner rather than later — the withdrawal process takes a bit of time to sort out. Bring it up in your free chat and we'll help you figure out what you've got available.
The First Home Loan is a Kāinga Ora scheme that lets eligible first home buyers purchase with as little as 5% deposit, with a participating lender doing the lending under government backing. New builds are eligible, though income and house price caps do apply.  We'll talk you through whether you're likely to qualify in your first chat.
Yes , and we can't stress this enough, especially for off-the-plan purchases. A lot can affect whether your loan gets approved - your financial situation, the lender's criteria, how they value the finished property. Some contracts also have very limited exit clauses, which means if your finance falls through you could be in a difficult position. Get pre-approval sorted first. That's what we're here for.
The main differences are around how much deposit you need, how the loan gets drawn down, and how lenders assess a property that doesn't fully exist yet. Because there's more uncertainty involved, lenders handle it differently- and that's actually why the deposit rules can work in your favour. The process involves more back-and-forth between you, your builder, and your lender, which is where having someone like us managing it all makes a real difference.
Delays can happen and your pre-approval may need to be extended and any interest rate lock-in you have could expire. We stay in touch throughout your build so that if anything shifts, we can sort it quickly rather than leaving you scrambling at the last minute.
